USDA Loans

What Are USDA Loans?

USDA loans are government-backed mortgages designed to help low- to moderate-income borrowers purchase homes in eligible rural and suburban areas. These loans are issued by approved lenders and guaranteed by the U.S. Department of Agriculture (USDA), offering affordable financing with no down payment.

Who Can Benefit from a USDA Loan?

USDA loans are ideal for first-time and repeat homebuyers who meet income and location requirements. They are designed for individuals and families looking for affordable homeownership options in rural and suburban areas.

How Do USDA Loans Work?

Unlike conventional loans, USDA loans do not require a down payment. Borrowers must meet income limits and purchase a home in a USDA-eligible area. The program offers fixed-rate mortgages with competitive interest rates and lower mortgage insurance costs compared to FHA and conventional loans.

What Types of USDA Loans Are Available?

There are two main types of USDA loans:

  • USDA Guaranteed Loans – Available through approved lenders, offering zero down payment, low interest rates, and flexible credit requirements.
  • USDA Direct Loans – Offered directly by the USDA to very low-income borrowers with subsidized interest rates and flexible repayment terms.

What Are the Benefits of a USDA Loan?

USDA loans offer zero down payment, lower interest rates, reduced mortgage insurance costs, and flexible credit requirements. They make homeownership affordable for buyers in eligible rural and suburban areas.

USDA home loan FAQs

USDA financing depends on both the household and the property address. Use these answers to understand the guaranteed loan program before exploring an eligible California location with Corbett.

Some California properties are in USDA-eligible areas, including locations outside large urban centers. Eligibility is address-specific. Check the current USDA property map before assuming a home qualifies, and have the lender confirm the result as part of the application.

No. Prior homeownership does not automatically exclude you. The program is intended for an eligible primary residence, and the household, borrower and property must meet its requirements. Explain any existing home ownership to Corbett early in the review.

The guaranteed program can provide 100% financing for eligible borrowers and properties. That does not mean every expense disappears: closing costs, prepaid items and applicable program fees still need to be addressed. Ask how those costs would be paid in your proposed transaction.

USDA household income limits and the lender’s repayment-income calculation serve different purposes. Household eligibility may include income from adults who are not applying for the loan. Provide a complete household picture so the lender can calculate both correctly.

The guaranteed program has an upfront guarantee fee and an annual fee, subject to current program rules. These are different from conventional PMI. Ask Corbett to show the fee amounts, any financed portion and the resulting payment for your proposed loan.

No. The guaranteed home loan program is designed for an eligible principal residence, not an investment property or vacation home. If rental income is the purpose of the purchase, ask about a financing route intended for that use.

Confirm the address, household income eligibility, property condition and a realistic closing schedule with the lender. USDA and lender review can affect timing. Do not waive financing protections or plan a move solely on an informal eligibility estimate.
